High rise living in a popular urban setting. Close to Cherry Creek and minutes to downtown, this two bedroom condo with third floor views of the front range and surrounding community had much to offer potential buyers. With the slump in residential property sales in early 2008 and an even greater slide in condo and town home sale numbers, this vacant property attracted little attention and no offers.
Several factors were prominent in our inspection that needed to be addressed to help market this property. First and foremost were the painting touch ups and carpet stains in both bedrooms. Small details in this market become all too obvious and must be corrected.
The vacuum created by the empty rooms and blank walls left little to offer in visual comfort and warmth. With a large and long entrance hall that led to the kitchen/dining area/living room, much square footage seemed wasted on space that would be difficult to identify as useful.
With contemporary art and furnishings this space was transformed to a sleek and tasteful urban dwelling that drew you in and gave purpose to empty spaces. That long empty hall entrance was now a mini library and art gallery that offered visual pleasures and useful display. Clean carpets and pristine paint repairs gave no hint of the previous owners. After languishing on the market for a year, in slightly over 90 days there were two offers on the table.
